What are the types of Representation?
In Colorado, there are three types of Agency:
- A Buyer's Agent works for the buyer 100% of the time
- A Seller's Agent works for the seller 100% of the time
- A Transaction Broker is not an agent but remains neutral for a particular transaction
What is Buyer Agency?
A Buyer's Agent provides a fiduciary responsibility to get the buyer the best price and terms for a property. The Agent provides full
representation for the buyer including:
- working for the buyer's best interest, showing ALL available properties that match the buyer's criteria
- saving precious time by previewing properties, noting buyer's likes and dislikes, and tailoring a search for the buyer's specific wants and needs
- helping in a purchase decision with fair and honest opinions on value, quality and providing a CMA (comparative market analysis) - even providing full
representation on For Sale By Owners!
- counseling the buyer with property information to negotiate the best price and terms for their purchase
- assisting the buyer with finding a lender, home inspections, and guiding the buyer all the way through closing
All of these services are provided by a Buyer's Agent with loyalty and
confidentiality. Working with a Buyer's Agent to purchase a property costs
the buyer NO ADDITIONAL MONEY. The Buyer's Agent is paid from a portion of
the sales commission. The buyer can enjoy the benefits of an advocate
working exclusively for them with personalized service.
